Information for Prospective Tenants

Before deciding to rent a property there are a few rules and regulations that you need to take into consideration. A Residential Tenancy Agreement or ‘lease’ will be drawn up and is the legal contract that both you and we must abide by. 

Once you have signed a lease you are legally bound for that period.  If your circumstances change and you wish to vacate prior to your lease expiring a suitable tenant must be found to take over your lease, otherwise you will be responsible for paying rent until the expiry date.

 Our lease will include information such as;

  • Location of the property
  • Rent amount
  • Bond amount
  • Commencement and end date of your tenancy
  • Maintenance contractors to phone in case of an out of hours emergency only (all other maintenance is to be directed to our office)

When renting, little problems can turn into big problems if you are not aware of who is responsible for taking care of the issues that may arise.

As a Tenant you are obliged to do the following:

  • Keep the property clean
  • Not cause damage to the premises
  • Inform the landlord asap if any damage is done
  • Ask for the landlords permission to install fixtures or make alterations, etc
  • Avoid causing a nuisance to the landlord or neighbours
  • Do not participate in anything illegal on the property

When you have signed your lease / tenancy agreement and paid your bond we will provide you with a Condition Report of the property which we require you to sign while in our office.  This report records the condition of the property.  We will then provide you with a copy to take away which you need to carefully check yourself and return to our office within 4 days and this will be attached to your lease.  This report is used upon your vacating so it is important that you note anything that you find different to our report.

  8. A Tenant is deserving of the most courteous and attentive treatment.
  9. A Tenant is the fellow who makes it possible to pay salaries.
  10. A Tenant is the Life-Blood of the property business.
