Here are some things you may need to arrange when buying a home:

Finance

Decide how you will finance the property you want to buy. Will you be taking out a loan? Will the proceeds from selling your current home go towards the new home you want? What sort of settlement period do you want? These questions are important and we advise that you have your finance arranged before you decide to purchase.

Conveyancing Costs

Make sure you factor in the cost of conveyance. Conveyance is the process where a property is changed in ownership from one party to another. You will need to appoint a solicitor to perform this task for you. The solicitors will handle the entire process but there will be a fee. You need to take this into account when buying or selling.

Check Everything

When you are happy with the property and want to buy it make sure you check the boundaries, check what stays with the property, and check everything that you might be unsure about. It’s better to know before you buy rather than find something out later. Your real estate agent and a solicitor will do everything they can to make sure you’re made aware of everything but make sure you double-check anyway. We all make mistakes from time to time.

Settlement Date

Make sure you time the settlement date with the date you want to move out of your home. It’s no good to you if you have to be out of your home a week before you’re allowed to move into your new home!

Removalists & Cleaning

Make sure you arrange cleaners and removalists well in advance for your move and ensure that you pack and itemize everything you can before they arrive. If everything is in boxes and ready to go it will mean less work time for the removalists which could mean less you need to pay them. It will also make unpacking at the other end alot easier.

Relax

Your agent and solicitor will arrange most things for you and if you pick good ones they should be keeping you informed of eveything that’s going on leading up to settlement. So Relax.
